BUILDING PERMITS FOR STORM DAMAGE
Here is what you are allowed to do without a permit:

Removing and disposing of damaged contents, carpeting, etc.

Hosing, scrubbing, or cleaning floors, walls, ductwork, etc.

Covering holes in roofs or walls and covering windows to prevent the weather from inflicting further damage.

Removing sagging ceilings, shoring up broken foundations, and other actions to make the building safe to enter.
Here are the steps you must take now:
You must have a permit to repair any storm damage. Permits are only being issued for storm related repairs. No permits for new construction will be issued until further notice.
To obtain the building permit:
1. Use the Building Department’s portal, call or visit the Redington Shores/Redington Beach Building Department to apply for the permit.
2. The Building Department will schedule an appointment to perform an assessment of your house per FEMA regulations. An assessment must be completed prior to the issuing of a permit.
3. All homes in Redington Beach will be assessed for storm damage, per FEMA regulations.
Doing construction repairs without a permit will result in the property owner tearing out the unpermitted work to allow inspection, and requiring a permit.

Please be patient. The building department is working as quickly as they can but the volume of permit applications is very large.
HOW TO FIND YOUR “50%”
If you are wondering how much you can spend on repairs to your home and stay within the 50% rule FEMA restrictions, you can find the value of your structure on the Pinellas County Property Appraiser‘s website: www.pcpao.gov
1. Search for your address in the search bar
2. Click on TOOLS on the right side of the screen
3. Select “FEMA/WLM Letter”
4. You can see the value of your structure under the 50% Rule section
5. Beneath that, it will show you what half of that is and how much you can spend on improvements
If that amount seems too low, you can hire a certified, private appraiser to do a FEMA appraisal. Just be sure to tell them exactly what you are using the appraisal for because there are certain requirements they need to include. They can do it retroactively to the condition of your home before the storm hit.
Contact your insurance agency and file your claim as soon as possible. If you have flood insurance that is part of the National Flood Insurance Program, see floodsmart.gov/start or call 877-336-2627 to start a claim.
When you gain access to your property, here is what to do if your property was damaged:
Document damage to your property for homeowners and flood insurance claims.
- Take photos and video of any damage.
- Prepare a room-by-room list of damaged belongings.
- Document serial numbers of damaged appliances.
- Take photos to show how high the water was on your property.
Report damage on the Resident Damage Reporting Tool at disaster.pinellas.gov or on the Ready Pinellas app. This helps secure federal relief aid for the community.
Contact your landlord as soon as possible if you rent your home or business.
Remove wet items immediately to prevent mold. If you have flood insurance through the National Flood Insurance Program, the policy will not cover damage from mold, so do everything you can to prevent mold. Insurance companies allow you to remove wet contents from your home, but take photos of each room and keep samples of any wet contents (bedding, rug, furniture, etc.) before you throw them away.
*Place damaged household items curbside but take care to NOT put it in the street. Please separate vegetative debris from household items to expedite debris removal.*
Clean and disinfect anything that got wet. Visit floodsmart.gov/flood and
sbpusa.org/start-here for flood cleanup resources.
Work with County and Town building representatives to conduct safety checks if your property was severely damaged. Representatives of utilities, government offices and reputable businesses or voluntary organizations will visit with proper identification in the weeks following a storm. Never let anyone into your home without first asking for identification.
Get required permits before you start any building repair, improvement or construction. Verify contractors’ licenses before they begin any work by calling (727) 382- 3100 (choose option 2) or call the Building Department at 727-262-2218.

On September 24, 2024, a State of Emergency is pending for potential severe storm impact that covers Pinellas County, including the Town of Redington Beach. You must immediately secure your construction sites as provided below or as otherwise directed by Town officials.

Why: To protect citizens and property during an inclement weather hazard
Details: All construction materials within the Town must be secured, stored, or removed so as not to create a safety hazard because of hurricane or tropical storm force winds, or similar inclement weather.
What this means for you:
- Follow all directives provided by the Town Building Official, Town Police Department, County Emergency Management, or other Town, County, State, or Federal Officials.
- All contractors should implement their tropical storm/hurricane job site mitigation plan during this time.
- Secure all equipment that cannot be removed from the
- Interiors of structures under construction should be secured to prevent materials from becoming airborne.
- All trash or debris on a construction site must be removed from site or be stored in properly secured and in anchored containers.
- All hazardous and or reactive materials should be identified, with provisions to safely store, neutralize or relocate the materials to a safe location.
- Piles of dirt, sand, and stone on a construction site should be located away from the lakes, canals, right of ways, adjoining properties, swales, culverts, and inlet grates.
- Locate and turn off all utilities (electricity, water, and gas)
- Assure that all required silt fencing and other erosion control measures are properly in place and secured.
- Do not drive through flooded roads or other areas.

Do you have your Barrier Island Re-entry pass? In the event of a mandatory evacuation, these passes, issued at Town Hall, allow residents of Redington Beach easy access back onto the barrier islands. Please call Town Hall at 727-391-3875 to make an appointment. These passes have no expiration date, so if you already have yours they are still valid.
